BRRRR refinancing in Central PA

Hello All, 

I'm ready to BRRRR my first property and after reading the BRRRR book I want to ensure I have the refinancing portion sorted before purchasing. I'm having trouble finding a financial institution that will help with the refinance when the time arrives. I've called Quicken Loans (didn't know where to start so I figured why not), but as soon as I said investment property the tone changed. After they said I would have to hold the property for a year before refinancing, I knew I needed to come here for help. Can I contact any mortgage institution and if so what questions should I ask regarding investment properties that won't give a skeptical response?
