Landing the off market deal - advice for new investor

I've located a distressed property and motivated sellers. They moved an elderly family member out and they want it gone. The property is in poor condition but the upside is a new HVAC, roof, and a couple new windows. The house is great opportunity to BRRRR (for the right price!) The owners think they can get $100K.

I meet with them twice to see the interior, estimate my rehab budget, and just talk. They want to sell without an agent. 

What questions should I be asking the seller? Is it foolish to think they will drop the price to $70-75k? How would you approach this scenario? I want to make a cash offer.
