Flipping houses with partner in PA. Newbie here asking for advice

Hey guys! I am a newbie to Real Estate Investing and I think asking experienced people here is a great start for me :).

I live in California but want to invest in Berks County, PA, with a partner where he lives. 

What we want to do is flip houses. Though I live far away I will be in PA often.

I will do all the work and he will be the investor without doing any work himself. 

We agreed to split the profits 50/50. 

I need advice from you guys regarding this. What are the necessary steps to take to make this business venture successful?
