Architects as Developers

Hello,

New to Bigger Pockets and I just wanted to throw out and idea I’ve been having float around my head for a bit. First off, I work for an architecture firm in North Plainfield, New Jersey. I’m trying to get into real estate investing. Now my firms works with a lot of developers putting up big apartment building up and spending a bunch of money and making a bunch of money. The firm makes a bunch of money off these projects as well. I’ve been researching the idea of architects as developers. The idea behind it is that you can save on architectural fees since you are the one doing the work and use your plans to develop projects. 

Unfortunately, I’m right out of school and don’t have the funds to invest into something like that yet but it is a goal of mine in the future. Obviously it’ll probably be easier to start with smaller projects first and work my way up. So I want to do as much research as I can now and build up some savings in order to start investing into a project like this.

If anyone has any advice or any reading material or any thoughts they’d like to share, please let me know.
