purchase contract and memo recorded

Wanted to reach out to you all because i currently have a motivated seller in Atlanta,Ga area and would like to get the house under contract. This is a fix and flip and I'm using private money. I'm wondering if you have a template purchase contract that i could look at to get an idea of what it entails? How long should i make him only be able to sell me the house? How do i write out the inspections etc. ? Also just learned that I should have a memo recorded? Does this usually happen and what are the steps to getting a memo recorded? I'm going to use a lawyer from Ga once I get down there in a couple of weeks but wanted to ask the BP community!
