Seeking first STR property in the Pigeon Forge/Gatlinburg area

Hello - my name is Andrew Carlson and I am just starting out looking for a 2-3 BR STR cabin type property in the Pigeon Forge/Gatlinburg TN area. I currently live and work full time in Denver, CO however I am planning to relocate within a few hours drive of this area in TN in about 2 years. This will be my first rental investment property and I am trying to learn everything I can about the local market and property management. There are limits to what I can do remotely from Denver however I can't see paying 40% + to a local management company, plus taxes, plus utilities and I'm sure other factors I have not considered. Any help, tips or guidance from other investors in this area would be greatly appreciated!
