Best Dance move vs. Worst Dance move

Morning everyone,

This goes out to all of my landlords. I was curious. What are some of your worst moves in renting out your properties? What are some of your best moves? 

This is my first venture as a landlord and I'm sure ill make a few missteps ,but maybe I and all the other newbies can avoid some too from your story.  Thanks for sharing.
