Just passed OR RE Exam- Suggestions on finding Principal Broker?

Hello all- 

I purchased a rental property in Portland last year and it sparked me to learn more about RE investing and study for my OR real estate exam.  I have a busy career as a physical therapist and I'm not quite ready to transition to a full time career in Real Estate- although that is my ultimate goal.  

What is the best approach to finding a principal broker knowing that my transactions will be limited to my own deals and possibly friends/ clients in my immediate network?  

I'm leaning toward finding a smaller principal broker who also manages property versus a large, sales driven firm.  Not sure of the cost for this type of arrangement - should I expect a desk fee in addition to a set amount per transaction or is it possible to find a % split with no monthly desk fee?

Any and all suggestions would be greatly appreciated!
