Closed on first property, what’s next?

I closed on my first duplex last month. Now that all of that is situated I am already looking for something new. My biggest hurdle is lack of capital and I find myself getting frustrated trying to find a suitable method to obtain property #2. I am very driven however, I want to avoid moving TOO quickly. Any advice is appreciated!
