VA Loans for investment properties

So I'm looking in to my first property and I'm going to be using the VA loan, I understand that the VA loan cannot be used for investment properties. I do plan on living on one side and renting the other unit(s). I was wondering who on here has experience with purchasing a property with VA loans and maybe starting investing that way. I've been looking in to the BRRRR strategy and it seems like a great way to build a portfolio. I need some kind of direction, like should I buy a property with a VA loan since its 0 money down, and then build equity and then do a cash out refi to get another property? Who here has experience with VA Loans and investment properties using them?
