Expensive home median prices

My home area is Frisco, Texas. Currently, I'm trying to build my rental portfolio, I've taken a ton of training, but a lot of the algorithms or formulas that I've learned, dont apply to my market. So my question is, when the median home price is 230k and higher, should I be looking for rentals in other markets in DFW? I thought this area would be great because of the schools, I'm so confused.
