Investing Partner Structure Options

I'm just starting into real estate investing. I've been following many different elements of this for several years, just getting a broad understanding of strategies. One area I've not really seen much on though deals with utilizing a private investor to help fund the real estate investing; a   I have someone who is very interested in some of the projects that I'm looking at, but they are not familiar with this type of investing.  As such, I feel I need to manage expectations if I decided to pursue this. They would function more as a sleeping/dormant partner.  

Looking for insights, books, tools, etc that might offer some various methods of structuring this.
