Started Birddogging for an investor. Would like some pointers.

I started recently working with a short sale investor in New Jersey. I run a website to pull in leads and have had some success with it. I have yet to get a successful lead that has converted into a sale. I'm looking for other methods to get the word out there to homeowners. I just got some business cards and also just recently some lawn signs. A bit reluctant and not sure what I'm going to do with the signs as of yet as I was already forced to take some down in one town. In your experience, what have you seen or done that seems the most effective in generating leads for this type of business?
