Newbie: Delayed Financing for Low cost properties

Hi Experts,

The houses I am looking at only priced between 30 to 50k. I will start buying cash, and rent out.

Are there any national chain or local banks in OH or Indiana Area who would do Delayed Financing , Please share information what are my options to take equity out for these low cost properties without seasoning..
