Buying a third property with partner

Hi! I’m new and I’m just starting to plan and find the strategies to help me get the next rental property. 

Property #1: conventional loan

Property # 2: fha loan

Property #3: 30K to put as down payment, but can’t apply for another mortgage.

What’s the best thing to do?

Also, if I partner with someone (we each put $15k) and that person takes the loan. (We go 50/50) and pay the loan with the cash from the rental  

After expenses and loan payment we each get like $300 Dls a month.

Is it worth it?

Also, both of our names go on the title? Should I create an LLC for each deal with each partner? If I want to buy another property with my other (15K) and a third person comes with the rest and takes a loan, do I create another LLC ?
