18 year old looking into wholesaling

Hi everyone! I’ve been dreaming of becoming a real estate investor over the past few years and stumbled across wholesaling recently. I’ve been learning about it over the past month and just wanted to see if others saw this as a viable option for an 18 year old with no money to dive into real estate. If so, does anyone have recommendations for good title companies in the greater Seattle area? Your input is greatly appreciated!
