Wholesaling Process for Buyer and Seller

Good Morning,

What process do you use for the seller and buyer for a wholesale deal. I have listened to some Youtube videos and attended some events in which experts gave their opinion. Some experts state they have their buyer come to the closing first to sign all the paperwork and then have the seller come an hour later to pick up their check. Other experts state they have the buyer and seller sign at the same time.

Which method do you use? Does the method only work for specific locations?
