FINDING THE WATER SOURCE?

There is serious mold in the basement of a property I have under contract.  Any recommendations for finding the source of the water?  There are four trees aligning the side of the house.  I think the roots may be impacting the foundation.  I am gonna bite the bullet and pay for a  foundation inspector just in case.  Any other recommendations for finding the water source is greatly appreciated.
