Total noob here, looking to invest in South East

New to investing, been watching videos and reading forums for a year now, even bought the BRRRR book by David Greene recently. I'm looking to invest in Columbia, South Carolina, Augusta, Georgia, and Jacksonville, Florida. Trying to find Rockstar agents, lenders, contractors, and property managers to get my invest life off the ground. I will be adding as much value as I can as the book suggests to. I'm sure I've learn something in my 40'ish years of life to bring to the table, lol. My capital is 40K.
