 we add much of what you typed, hooked up internet, seating on the balcony, tv, etc. also not sure if we should set up a ring doorbell security camera to see who goes in and out? or if we should do a keypad doorknob with a code or fob to enter? how do you deal with security or avoiding those disastrous tenants? I know we will get them eventually but how do you mitigate them as much as possible? I hear a lot of things that people will trash the place but the owners wont rate them because they don't want to be rated bad on airbnb or vrbo by the trash tenants who will obviously lie about them?

I have 7 Airbnbs in New Orleans and I am happy to chat about the tactics that have helped them thrive.  I have also been researching purchasing a property to airbnb in the dominican and I would love to hear about your experience.  Where did you buy?

 Hi Ben,

I bought in the north in Cabrera. It's a hot spot for people escaping from the capital in south and surrounding cities. So far we are getting our first renters tomorrow for two nights. They are building more apartments next door for around what we paid which is $40k

Just purchased an apartment in the Dominican Republic as a vacation home that we are going to Airbnb throughout the year when we are not there. Looking for any cost saving tips, insights, do's and don'ts that aren't typically found in the articles online and here on BP. Everyone has a different approach, so any real world experiences to help maximize profits and weed out bad renters and boost our ratings will be much appreciated.

How about Tenant Services or Tenant Service Provider. Sounds more like a business name than a government entity name. In my opinion but you are definitely on to something.

@Michele Zugschwerdt there’s other areas of South Carolina like Lexington, Irmo, West Columbia, that you can check out and they are close to Fort Jackson. You can definitely find stuff that’s more desirable there.

I would get a simple $80k-$100k house that's close to the base or relatively in a good to ok area, especially a duplex if you can find one. I mean you're only going to live there for a year and rent out so I wouldn't get anything that's more expensive than $100k. Look even at North Augusta, SC. Your commute will be negligible compare to traffic you'll deal with in DC, so don't let anyone dissuade you for checking that place out, literally 15-20mins to the base if not less. That said I would even use an FHA loan so less money out of pocket or hard money and cash out refinance if you find a good fixer upper. Grovetown is nice but rule of thumb is to never buy a single family house over $150k. You'll never get a good ROI anything more than that, especially in that area. People like cheap rent because the medium income there is low. Just my thoughts. I live 50mins from there and have been looking into that area but have switch my focus to Jacksonville, FL.

I would not invest in my home state of NJ unless it was an apartment building. Look into Jacksonville, FL and get to know that market.

As cheesy and childish as it may sound, I like this quote because my universe is my life and I’m bringing balance to it, by investing, eating healthy, raising my kids right etc. which does put a smile on my face. Yup I’m a Nerd.

New to investing, been watching videos and reading forums for a year now, even bought the BRRRR book by David Greene recently. I'm looking to invest in Columbia, South Carolina, Augusta, Georgia, and Jacksonville, Florida. Trying to find Rockstar agents, lenders, contractors, and property managers to get my invest life off the ground. I will be adding as much value as I can as the book suggests to. I'm sure I've learn something in my 40'ish years of life to bring to the table, lol. My capital is 40K. So if anyone wants to work with me please hit me up here and hopefully we can meet up and move forward and form an awesome team and lasting friendship.
