Out-of-state investor looking in KCMO/KCK and Property Manager

Hello BP members!

I have been listening to BP podcasts, reading books, and attending meet ups to learn more about RE investing - came to a conclusion of investing in buy-and-hold properties out of state (Thank you, David Greene). I currently live in Hawaii, looking to start building portfolio of SFH (then transition to small multi-units) in KCMO/KCK area using the BRRRR strategy. I am interested to know which areas you guys would recommend that will have ARV of ~$80-100k for SFH. Looking to avoid war zones. I'm looking for property manager(s) in these areas. Thank you all!
