BP Calculators + few questions from a newbie

A very quick intro into what I'm getting myself into (feel free to comment on this too!):

I'm going to focus on BRRRR and grow my rental properties, which will hopefully lead to financial independence and long-term wealth. I have not made any purchases yet. While I've gathered a quick chunk of change for an initial investment (30k), I don't think it is enough and will probably seek a private lender (I welcome recommendations!).

- How do YOU use the BP Calculators? When you use the BRRRR Calculator, how confident are you in those numbers?

- How are you determining ARV? (other than just "experience" -- try to think back to when you were a young buck)

- What is your ROI Goals? When do you just pass? If it tells you 15% Cash on Cash ROI, are you feeling pretty good?

- How do you get over fear of catastrophic failure? What steps do you take to protect yourself (and your family!)?
