Turnkey Investing pros and cons

What are the pros and cons of turnkey investments? I just want to make sure I know what I am getting myself into?

Pros: 

  • They let you learn investing basics with less risk and complicated stuff
  • Experts take care of everything for you, just less the due diligence and basic management you still need to do
  • About as hands-off as you can get owning real property. Minimal time requirement.
  • They cash flow

Cons:

  • Not a ton of opportunity for value-add outside of market increases (which aren't really available today)
  • You'll pay market value for the property

Requirements:

  • Nothing different than what you'd need for a normal rental property-- 20% down minimum for the loan, if financing. 
  • Due diligence is technically required on any property, but turnkeys need due diligence done on them as much as any other property
