First Direct Mail Campaign in NJ

Hi,

We're starting our first ever Direct Mail campaign and we're looking for advice, tips, resources, and support. Specifically, I’m looking for a list broker, as well as suggestions on targeting criteria (location, equity %, etc.).

Any help is much appreciated.

@Aria Savadkouei Welcome to BiggerPockets! Congratulations on getting started on your journey into the world of real estate. 

A direct mail campaign will eventually get you the results you need but consistency is KEY when it comes to any form of marketing. You need to plan a budget that will allow you to continue your campaign for 6-12 months, at least. You need to create a mailing schedule and stick to it diligently. A CRM will be very important for you to track the progress of your campaign. If the budget allows it I would recommend integrating other channels of outreach into your campaign, like sending SMS, cold calling, leaving RVM, working on SEO etc. 

Buying leads is always a good option if you have a source that provides quality leads. You could also drive for dollars on your spare time and go through your county records to look for tax delinquencies. I personally use and recommend ListSource. It is a great site that has never failed me. 

These are the parameters I use when searching with ListSource: 

Owner Equity - 30% or more

Age of Occupant - 45+

Years Owned - 5+ years

Property Type - 1-4 units

Exclude Corporate Owned

Exclude Trust Owned

Ownership Type - Absentee. If not enough records in Absentee add, Homeowners

If you would like to obtain more knowledge on your local market and start getting connected with more like-minded individuals attend a local REIA meeting. It'll do you wonders.

Patience and consistency are going to be the main tools in your arsenal to help you excel above others. Direct mail takes 3-5 touches to generate a quality response. People tend to give up after their third month of mailing. Don't make that mistake.
