How do I compete with other investors?

I got a call from the seller who wants to sell quickly for cash, but when I came to look at the property he told me he had 5 other people

looked at it and made him offers. Next week he will show the house again to 3 more investors.

Im going to get a contractor's estimate and make an offer too. How can I compete with all these investors? What can I do so that the seller will sign contract with me? I need to make an offer that makes sense, I cant just give the highest offer.
