Best financing options for Real Estate agent who wants to invest

Hello everyone!

I'm a real estate agent doing my research to begin investing. I'm converting from w-2 to w-9 currently. I have $15k in reserves for bills and a small nest egg of $50k to begin investing. I'm looking in markets with assets $20k-$40k I can renovate and rent.

I'm trying to determine the best way to get financing. I'm a registered P.A. in the state of Florida and prefer not to buy cash for my first deal. 

Is there anyone in a similar situation who is not W-2 employed? How did you get started on your first deal?

Buying rentals will set you up with a lifetime of sustained income. It pays much better in the long run. I am now up to almost 3M in RE holdings and I started 7 years ago. I don't have to "work" anymore, instead collecting rents on a monthly basis and spending little time doing that:)
