Hiring an appraiser right after I put in an offer

I found a 1.15 percent rule multifamily 4 units . Since comps determine the price I would like to hire an appraiser asap. What are some things you wish you knew before buying your first 4 unit. Inspections have yet to be done as well. It pencils out but not sure until I get to inspections fully if I will go through with this or not.
