Combination Loan ? good or bad?

Hi! I'm looking to get a HELOC to buy a couple rental properties. I'm just now starting to look and I went on Lending Tree and was offered a "Combination Loan" by one of their companies called lower.com. Has anyone ever heard of this type of loan? It supposedly gives you more 95% equity as opposed to the standard 80%. Wondering if I should explore this farther or go to the local credit union. I'm a little skeptical of using an online lender too.....Thanks;-)
