Real Estate as a side hustle

I'm an ER Nurse and work 3-4 days a week. Working on getting all my debt paid off and looking at in the next 18 months getting my first rental place. I really want to do something on my 3 days off in real estate besides being an agent. Anyone have any suggestions?
