2 Units and Commercial property in one - Beginner Ideas??

What are some things to look for in a property that would make it an ideal property to invest in long term? I'm looking to buy my first property soon but I have no idea what i should be looking for. As well as identifying what makes a bad investment property. Current property i'm looking into has possibility of 2200mo '1300mo currently making' with a price of the building for 55k has been remodeled inside strangely low in the area sold by owner??? Any tips for a noob?
