How do go about talking to the motivated seller

My name is Anton Walker from Houston. I'm new to REI.

I'm currently looking on Craigslist & ran across a owner that has a Duplex (FSBO) and wants 300k for it and both units are occupied. I'm excited as hell but stuck because I don't know what to ask. I don't know if it's a good deal or not but I don't want to miss this opportunity because I waited to long. I have the owner contact number. I was going to contact them in the morning. But i don't know to say or do. I don't want to sound foolish.
