Investing in small, mixed-use properties out of state

Hi Folks, 

I'm new to BP. I'm currently living in a severely high-priced, low yield market, so like many, am looking out of state for investments. For a variety of reasons, I was considering purchasing a small, mixed-use (residential over retail) property out of state. I had a few questions for the forum:

Does anyone have experience managing these types of properties out of state? 

Is it more or less challenging managing a mixed-use prop than managing 2-4 unit multi-family properties (in both cases, not requiring significant capex)? 

Does anyone have any opinions in general about investing in small mixed-use properties?
