How do you fund your deals?

Hi All,

My partner and I started ER Estates back in November and since then we've been on the search for a private money lender but haven't had any luck. We can go the HML route but we were looking or a private lender to solidify our team. How do you guys fund deals? HM or Private money? And if its private money can you suggest some strategies to finding one? I feel like the sites that ask you to sign up and pay a membership fee for a list of lenders come with the scam artists as well.
