New to house flipping/rental properties

Hey guys, so as of now I'm working still saving for a house to buy. By the end of the year/ early next year I'd like to have enough to put down on a house for me to either flip or rent out to someone/families. Before I even start looking for a house I'd like to have 30 grand cash so I have some money for the down payment, closing costs and a little money to put into the house as well. This would be my first time buying a house but I've always been interested in flipping and or renting out properties. I'd like to hear from experienced buyers/seller on what I should keep an eye out for or potential deal breakers. I'm from Hudson Valley area in NY.
