First time buyer — looking at student housing in a college town

Hello all. Newbie here. I’ve been educating myself on real estate investing and I’m looking to make my first deal. I have a partner, and we are looking at student housing in a college town. I understand with student renters there will likely be more damage for repairs, and will have high renter turnover. Any other pitfalls or special considerations for renting to this type of renter?
