I feel like I'm doing a whole bunch of reading and taking classes, but I still haven't made my first move.  I am planning to retire in the next two years, and Im trying to get some passive income flowing.  

On one hand, I think I'm ready to jump in with both feet and learn from any lessons (hopefully not too expensive).  I keep seeing these properties, but I haven't been able to make myself move.

Help!!!!

I'd suggest taking small steps.. Do you have a small network ready ?  ( agent, private money, a few contractors who could give quotes)

My plan is to do a "mock purchase"   What  10, 20 , 30 steps would I need to do to complete my 1st rehab/ flip/ rental?
