Question about investment in real estate

I appreciate any advice, I been approve for my bank to get a loan to buy and rehab a house with a 5.50 % interest over 15 years amortization, the price of the house will be about $50,000 and the rehab costs about $25,000 the price of houses like that are from 90 to 110 thousand and I was thinking about

Sale the hose as land contract for 15 to 20 years with a interest of 8 or 9 % and a down payment at front,

So my question is, this will be a good plan or it will be better if I just rent the house or just flip

I appreciate any advice
