Looking to do First SFR and wondering best way to fund

I'm looking to buy one or two SFR at about 160k total cost to start in same state. And one bigger project in jersey with a three family at 275k. So I'm just trying to figure out what are some best lending options I may be able to use. I'm looking to not do it alone but I able to put a decent amount of capital to it but not all.
