Very new and in the process of purchasing my first rental house

Hello my name is Chase, I am new to real estate. I am currently in the process of purchasing my first rental home. I just found out about this website and the podcast and am intrigued. I have a deal going with my local bank that was actually his idea of how I should purchase the house and it sounds really similar to the BRRRR process. I wanted to reach out to someone who as the experience of using BRRRR and if it is or isn't what I am thinking. Thank you in advance.
