Showing Home to End Buyer

Hey guys, hoping to get some advice from the experts!

How do you effectively market a home to your end buyers? I've been talking to sellers and planning to get a home under contract by this week but how do I show the home to my buyers if they want more than my pictures and videos. For example, some buyers my want to see the home while the original seller still lives there. What should I say to the seller and buyer in this situation. Any advice welcome. Thanks in advance!
