What is the worst thing that can happen if the market crash?

Hi there.

This is my first post and I haven't found a search function though I'm pretty sure that this question might have been answered before. I am from Sweden, Europe and I'm beginning my journey towards a real estate investor.

Sweden has for a long time had negative interest rates and a lot of the "experts" are saying that we are in for a housing crash. I bet there are a lot of you guys here that were around and investing in 2008 when it happened in the US.

Basically my question is this: If I buy my property today and a year from now the market crashes with say 40%. What exactly happens? If I have a tenant and the numbers still work do I have to sell because I have a mortgage that is a lot more than what the property is worth? Did 2008 increase the number of people looking to rent? Did rent crash as much as house prices? Was it hard to get a loan to pick up properties that was now a lot cheaper? 

Thanks for an awesome forum. I get that most of the forum is for North America but I have learned a lot reading around here anyhow.
