Are my agent expectations unreasonable?
Definite noob here, and after scouring markets across the country for months, I've finally honed in on one I feel good about. I since located an agent using Zillow's "Contact an Agent" form.
In the market I'm looking in, target homes have been going into contract in about 12 hours after listing, so my feeling is that urgency is critical.
My issue comes from the agent living a few towns over from the area I'm looking to buy in, so getting over to see properties can be tough, especially when she's got listings of her own that she's trying to show. She's also a one-person operation so she can't defer to another sub-agent when I want to write an offer.
Example, a listing went up this morning. I sent it to her minutes after listing. She sent me a text this evening saying she wouldn't be able to get to it until tomorrow morning. There's an 80% change it will be under contract by then. Opportunity lost.
Am I being unreasonable, or do I need a new agent? She's kind and responds to my texts. She's talked me away from a bad property once, which I appreciate.
Do I need to work on my patience?

Is your agent ok with you seeing the house yourself? Some listings you can not do that, but some allow it.
Your agent should lose their license for that, and you are trespassing.
