Can you renegotiate on the appraised price? I had success with that on another home in Cordova. Saved about $7k.

 You can probably find properties on roofstock that can beat .7%. Otherwise research online. Pick a state and search fastest growing cities. That will give you a good base to start from.

You need to keep researching markets. There are plenty of B homes in B neighborhoods that need little to no fixing, that will rent for better than .7%. Don't give up, research more!

Just curious if anyone could offer their own data or suggestions on a resource where I could get an example of rental trend for the last 10 years, for a typical 3/2 1400 sqft in Eastern Memphis (Cordova, Bartlett, 31833). Just looking for some simple averages. Thanks!

I'm no expert, in fact I'm very new at this, but I've been looking at the Bartlett and Cordova area. Shooting for nicer neighborhoods.
