New Jersey First Time Home Buyer

Hey All

First post here, Not sure if this is the place to ask some questions about the market in New Jersey, if its not, please direct me, thanks!

I'm looking for guidance on buying a 2-family home in Central NJ. Im looking at what I should be budgeting for. Right now I am saving up for a 3.5% down-payment, but i am reading that closing costs are also a great chunk in new jersey. 

My question is basically if anyone has some type of guideline to follow for a budget on a home based on specific  income for New Jersey real estate. My income is $70k before taxes right now.
