Best way to get started with $125k

I am a newbie and currently just reading to get as much information as possible before I jump in. I have about $125k aside to get started and I was wondering if anyone could lead me in the right direction on how to get started considering the capital I already have. Buy with all cash without financing? Or put minimum down so I can get in on multiple properties? I own my current townhome and have another $80k equity in that. I was thinking to simply rent out my townhome and refinance when I buy my next townhome? Or I could simply payoff my current townhome in full before renting it out? But then would have limited capital to get started on my next property.
