Where's the best town to buy a rental property (cash flow) in PA?

Hi I'm Kaz, I live and work in Northern NJ. I've been studying and searching for properties every weekend this past two month now and found out that NY and NJ are not the market for me as I am newbie to RE and the price and tax are totally insane, can't make any numbers right for me. So a few days ago I started to look at the market in PA and the price looks much better to me. What I'm looking for is at least duplex or SFH and rehab to make it duplex cuz I'm gonna live in flip. $200-250K is the price of the properties that I think I can make it work for cash flow. A or B class neighborhood cuz my wife has to live there most of the time since I still have to work in Hoboken, NJ. Some cities in the Eastern PA might be possible to commute but I couldn't find a nice area yet. Any recommendations? Pls advise. Thank you.
