Lead Propeller Adwords

Afternoon BP world. I decided to go with LP for my website. I chose this because it was simple, efficient, customization and affordable for a website. My question is concerning Google adwords and PPC. I am just starting out in my pursuit of homes to purchase, rehab and sell. I have a low six figure war chest to use for acquisitions, marketing, etc. Currently have two deals in the pipeline that look like we will be closing on. The contacts at LP suggested a $100 day budget for targeted ads, coming to around $2k month in cost before the $997 month management fee. All in $3k for Adwords. Help me think through this. Does this make sense this early on in the game in order to assist with online lead generation? I have the capital to do it, but is this the best use of my capital from an advertisement perspective? My initial thought was to try to get lift from the PPC game until the SEO process matured in 8 or so months, then becoming a more natural process. Anyone have any feedback from where they have aggressively pursued this avenue out of the gate and gotten the appropriate return for the capital invested? At $30k a year, it would take one deal for me to break even, so not undo-able.
