Finding deals out of area

I live in Dallas and was hoping to invest here as well, however, I can't find any deals that meet the criteria for the BRRRR strategy. I wonder if this is also the case for others. I'm considering finding a new market but I'm not sure where. How have others decided where to invest when going out of their markets?

    @Kiera Underwood hit it right on the money. We have tons of investors coming in to the market, but there just aren't a lot of properties that can work for the BRRRR method. The market is great right now for buy and hold properties with stable cash flow, but on the majority of them you are going to have to leave money in the deal to make that work. There aren't a ton of distressed properties available and the ones that do come up for sale are usually in the 80%+ ARV range rather than then 70% and below range that you really need to be in for BRRRR to work.
