Investing in a non-local market

I’m just trying to get my foundation in real estate investing. Just under a year ago I attended one of the “rich dad” seminars and bought the “home study pack” which had several books and a lot of good information.

I'm living near the Salt Lake area where most SFR are above the 200k and sometimes near 300k. I'm wondering if it's possible/plausible to invest in a cheaper market for cash flow, from a distance.

How distant are you thinking? There is cheaper properties out in Tooele and in the south part of Utah county that have significantly better prices. Salt Lake City is very high priced and in my opinion has less potential than all of the neighboring cities. Lehi, Spanish Fork, and Herriman seem to be some of the best investments right now as far as appreciation goes.
