where to invest? Not my current expensive market

I am a 22 yr old completely new to the world of real estate. I currently live in the SF Bay Area, and have no hope of investing here in real estate (I’m not interested in anything besides buy and hold/rent).

However, I’m very open to moving to neighboring states; but have NO idea about these markets.

Are there any of you out there living in Oregon, Washington, or Texas investing in buy and hold real estate and would like to share a bit about your market?

Appreciate all your time and help on this subject.

Hey Nick! I can tell you about OKC! 

60-80k for a C class property, 8% rates of return, taxes are around 1% and it's very insulated to recession. 

@Greg Ko is a young investor from SoCal that just came out here for his first & quickly his second property. Just thought I'd connect you guys because it might be helpful to talk to someone that's also new to it all, from the same are and the same point of view age wise!
